Henley on Thames is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. Henley is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival.
The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). Crossrail will allow direct access to the City, Canary Wharf, the West End and Heathrow Airport from 2019. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles.
The front door opens to a large living room replete with characterful features. The ceiling is high and has exposed wooden beams, there are double aspect windows, original wooden floorboards and an impressively proportioned inglenook fireplace with exposed brick surround. A wide opening provides access to the open plan kitchen, dining and family room at the rear of the property. The space is well designed and beautifully styled to create a stunning and characterful modern family area. It is L-shaped with the kitchen occupying the middle section. To one side is a window with built in bench seating and storage. A larder cupboard occupies one side, while a utility cupboard with space for a washing machine and dryer is on the other. There is a stable door to the garden and detached home office. This space would make a good dining area. There is a tiled stone floor with underfloor heating that runs into the kitchen. There is a broad range of painted rustic style units with built in appliances and a large electric range oven with a gas hob. Centrally, there is space for a kitchen island with stool seating. It faces onto the family area, currently used as a dining and music room. There is a solid wooden parquet floor and a characterful log burning stove set into an exposed brick wall. Double French doors open to the patio and provide stunning views over the garden and countryside beyond. The ground floor is competed with a cloakroom.
To the front, the cottage is pretty. There is parking for two vehicles and a gravel path to the side return.
The home office is detached, and situated at one side of the property. It has power, heating and lighting. There is some storage above and space for both a gym area and work area, if required. There are two doors including a glazed patio door, and a window overlooking the stunning views.
The rear garden is beautifully landscaped with a lawn area, mature borders and a wildlife pond. There is an in-ground trampoline for children and a gravel patio area for al fresco dining adjacent to the house. An additional paved seating area benefits from an outdoor pizza oven. The garden backs onto fields and the views are breath-taking. There is a gate leading directly out to some fantastic countryside walks. The garden also benefits from a storage shed.
